Homebuyers turn to new construction in Denver metro for options, incentives

Published Thu, 06 Mar 2025 03:38:10 GMT

The fourth quarter is the best time to buy new construction homes due to builder incentives, price reductions, and rate buydowns, realtors say. With a limited supply in the existing home market, buyers are turning to new construction for more options.“This is the best time of year to buy,” said Heather Christensen with The Agency. “As builders near the end of their fiscal year, they want to get these homes off their books, so they don’t carry over the debt.”Suzi Cook with West+Main said some builders also offer help with closing costs or offer upgrades like better appliances, carpeting, or blinds.“You can get some great concessions,” Cook said.New homes offer modern finishes and energy-efficient features but may have downsides, such as longer commutes and smaller yards. In the second quarter, 30 percent of homebuilders reported using interest rate buydowns to help buyers, said Lawrence Yun, National Association of Realtors chief economist. Submit your letter to the editor via this form. Read more Letters to the Editor.Funding prolongsBART extension debacleRe: “Extension gets $375M in funds” (Page B1, Oct. 27).The city of San Jose and the Mayor are determined to build an extension from the BART station in Berryessa to Diridon Station and Santa Clara. This project is a waste of money and time. It will disrupt San Jose businesses and will probably cost more than the anticipated increase in funding required. What will it do? It won’t go to the airport. Instead, the city is planning on autonomous vehicles transporting people from Diridon to the Airport. Why not have a bus bridge from Diridon to Berryessa with a stop at the airport and the other proposed stops along the way?The city has failed to inform us as to what benefits will be gained by the extension except in vague terms. It will be good for workers and put people to work, but labor shortages abound.Kathleen CannuliSan JoseGlobetrotting Newsomshould ...

New North Beach jazz club Keys Bistro looking for solid footing

Published Thu, 06 Mar 2025 03:38:10 GMT

Last November, news that a bona fide jazz club was opening in North Beach contributed to surging optimism around San Francisco’s recovery from the lingering pandemic malaise.Located partly in a Broadway building that was once home to the storied 1950s nightclub El Matador, Keys Jazz Bistro celebrates its first anniversary throughout the month with a talent-laden program of Bay Area masters. But rather than marking the city’s resurgence, the milestone highlights a moment when San Francisco’s rebound seems to have caromed off the rails.By just about any measure, Keys is doing everything right. Owned and run by Australian-born pianist and organist Simon Rowe, the club is a throwback to North Beach nightlife’s glory days, with a welcoming staff, enticing menu, and enviable acoustics.Committed to building the local scene, Rowe has focused on creating a homebase for leading Bay Area artists. There have been nights when the club is packed, but the underwhelming summer season has continued ...

Not only was he excited to get the call to pack his suitcase, his friends were excited too.“My friends think it’s cool, they had a lot of questions. They have been really supportive, but they’re sad that I won’t see them for six months,” said Keenan. “I’m sad to miss a really fun camp that all sixth-graders do at St. Perpetua every year and my school play, but I think this experience was too special to pass up, and I’ll learn and experience so much traveli...
